Some days we need a little painting, patching, and staging of our own).
And while we want your home to look as good as it can before a single buyer even steps through the door, we also know that it takes time, money, and effort to do this kind of work. It can be hard to focus on the end goal of selling your home when you’re too busy fretting about the peeling paint on the front door, the drooping shrubs in the yard, or the frumpy old furniture that just doesn’t do your space justice.
That’s where our brand new Concierge Service comes in – the latest in a suite of services designed to help you prepare your home for the market.
HOW DOES IT WORK?
Our Concierge Service eliminates the stressors of prepping your home for its next buyer by developing a personalized, tailored plan for updating, improving, and staging your home. We contract directly with home improvement service providers and cover the upfront costs, so you pay nothing out of pocket at the start. At the time of closing, the fees for services rendered will be taken from escrow. It’s so simple–and more importantly, it can really elevate your home’s value.
The Concierge Service covers upfront costs for non-structural home-selling improvements, like staging, painting, deep cleaning, decluttering, and landscaping. Services NOT covered include construction, structural work, floor installation, and non-cosmetic services. By consulting with our team about what improvements can be made to your home before it hits the market, you’re likely to sell your home faster and at a higher price, without the headache of prepping your home for sale yourself.

WHAT’S THE SMALL PRINT?
Concierge fees will be due at the closing of the sale of the property or 12 months from the date of the Concierge Services agreement, whichever comes first. The fee associated with the services will be equal to the amount paid by Compass to the contractor(s).
The property must be subject to an exclusive Listing Agreement with Canyonhaus/Compass. If your listing does not sell during the terms of the exclusive, you are responsible for promptly paying Compass a Termination Fee equal to any actual costs incurred by Compass.
Contractors must meet all applicable state and local license, permit, and insurance requirements.
There is currently no maximum threshold for cost of services, but we reserve the right, taking into account the listing price of the property and other relevant factors, to impose a cap on a case-by-case basis. Recommended total cost of quoted services be less than or equal to 3% of the property’s expected initial Listing Price.
